Landlord EICRs & Electrical Safety Certificates

If you’re a landlord, you’re responsible for making sure the electrical installation in your rental property is safe. At Manchester Electrical Inspections, we specialise in landlord EICRs (Electrical Installation Condition Reports) and Electrical Safety Certificates across Greater Manchester & Cheshire.

We provide clear, practical reporting in plain English, flexible appointment times, and—if anything needs fixing—qualified remedial works to help you achieve a satisfactory outcome.

What is a landlord EICR?

An EICR is a formal inspection of the fixed electrical installation in the property (wiring, consumer unit, sockets, switches and fixed accessories). It identifies issues that could be unsafe, deteriorating, or not up to current standards.

Do landlords legally need an EICR?

Yes. In England, landlords must ensure electrical safety standards are met in privately rented property and provide a valid electrical safety report when required. Most rental properties need inspection and testing at least every 5 years (or sooner if the report specifies).

How long does an EICR take?

It depends on the property size and the installation, but most domestic inspections are completed in a few hours.
