Landlord EICRs, HMO inspections and remedial work across Greater Manchester and Cheshire

How Our Electrical Inspections Work

From booking to report: a fixed price, a clear process and an independent result.

A clear, independent process from booking to report

We carry out independent electrical inspection and testing for rental properties across Greater Manchester and Cheshire. Every inspection follows the same process, so landlords, letting agents and tenants know exactly what to expect, and the report reflects only the condition of the installation on the day.

1. Booking and a fixed price

Tell us the address, the number of bedrooms or letting rooms, and roughly how many consumer units there are. We confirm a fixed total price before we book, from £120 for a studio or 1 bedroom home and from £210 for an HMO. See all our landlord EICR prices.

2. Access

We need access to every room, including occupied ones. You or your letting agent give tenants notice and arrange keys, and we work around them on the day. Tenants can stay in, but the power will be off for periods while circuits are tested.

3. Inspection and testing

An Electrical Installation Condition Report (EICR) combines a visual inspection with electrical testing of the fixed installation: the consumer unit, wiring, sockets, switches, lighting and permanently connected equipment such as showers and extractors. Everything is tested to BS 7671, the UK wiring regulations, to decide whether the installation is safe for continued use.

Repair work is not quoted or discussed during the inspection. That keeps the inspection impartial. You can read more about our approach to independent inspections.

4. The report

You receive a written report confirming whether the installation is satisfactory or unsatisfactory. Any observations are coded C1, C2, C3 or FI, with a plain-English summary of what each one means and what needs to happen next. The report is ready to pass to your tenants, your letting agent or the council.

5. If remedial work is needed

If the report is unsatisfactory, you decide how to proceed and are free to use any contractor. If you ask us, we provide a separate fixed quote once the report is issued, and any work is re-tested and documented. See what happens if a property fails an EICR and our remedial work for landlords.
