Electrical Safety Services for Landlords
We work with landlords across Greater Manchester and Cheshire, providing independent electrical inspections and clear, professional support to help you meet your legal responsibilities and keep your rental properties safe for tenants.
Our role is to carry out impartial inspection and testing of the fixed electrical installation, issue clear reports, and provide optional follow-on support where required. Inspections are always completed independently, with no remedial work quoted or discussed until after the report has been issued and only if requested.
Landlord Electrical Safety Responsibilities
Landlords have a legal duty to ensure that the fixed electrical installation in a rental property is safe at the start of a tenancy and remains safe throughout. This requirement is set out in the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
In most cases, this means arranging an Electrical Installation Condition Report (EICR) at least every five years, or sooner if recommended in a previous report.
Electrical Installation Condition Reports (EICRs)
An EICR assesses the safety of the fixed electrical installation within your rental property, including wiring, sockets, switches, lighting and the consumer unit, along with permanently connected equipment such as showers and extractors.
The inspection identifies any deterioration, defects or safety risks that could present a danger to tenants or result in non-compliance.

EICR Outcomes and Classification Codes
- C1: Danger present. Immediate action required.
- C2: Potentially dangerous. Remedial work required.
- FI: Further investigation required without delay.
- C3: Improvement recommended. Not required for a satisfactory report.
If a report includes C1, C2 or FI observations, remedial action is required within the timescales set out in the report. Written confirmation must then be provided to tenants and, where requested, to the local authority.
Independent Inspections and Optional Remedial Work
Electrical inspection and testing in the UK can only be carried out by fully qualified electricians. While this means we are competent to complete any remedial work that may be required, inspections are carried out independently and impartially.
No repair work is quoted or discussed during the inspection. Landlords are free to request a quotation once the report has been issued, or to instruct another contractor if they prefer.
Remedial Works and Electrical Upgrades
Where remedial work is required following an EICR, landlords may choose to instruct us to carry out the necessary upgrades and re-testing. Common remedial works include consumer unit upgrades, bonding improvements, fault rectification and rewiring.
HMOs and Electrical Safety
Houses in Multiple Occupation (HMOs) are subject to the same electrical safety regulations, and in many cases additional licence conditions apply. We regularly carry out EICRs for HMOs and work with landlords and agents to meet local authority requirements.
