Landlord Electrical Safety Certificates (EICRs)

We provide professional Electrical Installation Condition Reports (EICRs) and landlord electrical safety certificates across Greater Manchester and Cheshire. EICRs are inspection and testing services only. Reports are issued based solely on the condition of the electrical installation at the time of testing, with no remedial work quoted or discussed until after the report has been issued and only if requested.

Landlord Electrical Safety Requirements

Since April 2020, landlords in England have been legally required to ensure that electrical installations in rental properties are safe. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to hold a valid EICR for each rental property.

  • From July 2020, all new tenancies must have a valid EICR in place.
  • From April 2021, the same requirement applies to all existing tenancies.

In most cases, rental properties must be inspected at least once every five years by a qualified electrician, or sooner if recommended in a previous report.

What an EICR Covers

An Electrical Installation Condition Report assesses the safety of the fixed electrical installation within a rental property. This includes inspection and testing of:

  • Electrical wiring and circuits
  • Switches, sockets and outlets
  • Light fittings
  • Consumer units (fuse boxes)
  • Permanently connected equipment such as showers and extractor fans

What the Inspection Identifies

During an EICR, we check for issues that may present a safety risk or indicate non-compliance, including:

  • Overloaded or incorrectly protected circuits
  • Potential electric shock or fire risks
  • Defective, damaged or unsafe electrical work
  • Missing or inadequate earthing and bonding

The Landlord Electrical Safety Report

Following the inspection, you will receive a written Electrical Installation Condition Report confirming whether the installation is satisfactory for continued use. Where issues are identified, the report will clearly set out any remedial work required and the timescales involved.

Where remedial work is necessary, this must usually be completed within 28 days, or sooner if specified. Written confirmation must then be provided to tenants and, where requested, to the local authority.

EICR Classification Codes Explained

  • C1: Danger present. Immediate action required to remove risk.
  • C2: Potentially dangerous. Remedial work required.
  • FI: Further investigation required without delay.
  • C3: Improvement recommended. Not required for a satisfactory report.

Independent Inspections and Remedial Work

Electrical inspection and testing in the UK can only be carried out by fully qualified electricians. While this means we are technically competent to complete any remedial work that may be required, all inspections are carried out independently and impartially.

No repair work is quoted or discussed during the inspection. If remedial work is required, landlords and letting agents may request a separate quotation once the report has been issued, or choose to use another contractor if they prefer.

HMOs and Electrical Safety

Houses in Multiple Occupation (HMOs) are subject to the same electrical safety regulations, and in some cases additional licence conditions may apply. Electrical installations in HMOs must be inspected at least every five years, and local authorities may request certificates within a shorter timeframe.
